This Refund Policy applies to fees paid to Rare Spaces for publishing property listings.
It does not apply to payments made between buyers, tenants, owners, agents, or developers, such as property prices, rent, deposits, brokerage, maintenance charges, or token amounts. Rare Spaces does not collect or process these payments.
1. Publication fees
Rare Spaces currently offers the following publication plans:
- 30 days: ₹1,999 + applicable GST
- 90 days: ₹4,499 + applicable GST
Payment is required only after a property has been approved for publication.
The fee pays for the publication of your listing for the selected period. It does not guarantee enquiries, viewings, leads, a sale, a tenancy, or any particular position in search results.
Renewals are optional and are not automatic.
2. Cancelling before payment
You can leave or cancel checkout at any time before your payment is completed.
Failed or abandoned payments do not start your publication period.
If your bank or payment app shows a debit but Rare Spaces has not received the payment, please contact us so we can investigate it with our payment provider.
Never send us your OTP, UPI PIN, banking password, complete card number, or other payment credentials.
3. When you may receive a refund
We will review refund requests where:
- you were charged more than once for the same order;
- you were charged an incorrect amount;
- your payment was completed but your purchased publication period was not provided because of an error by Rare Spaces;
- Rare Spaces determines that a refund is appropriate because of an exceptional circumstance; or
- a refund is required by applicable law.
Depending on the circumstances, a refund may be full or partial.
Nothing in this Policy limits any refund or other remedy you are entitled to under applicable law.
4. When we normally don't provide refunds
Subject to applicable law, we normally don't provide a refund simply because:
- your listing receives few or no enquiries;
- your property does not sell or rent;
- you change your mind after publication begins;
- you sell, rent, withdraw, or otherwise make the property unavailable before the publication period ends;
- you choose to pause the listing;
- you fail to confirm that the property is still available when requested; or
- your listing is paused or removed because it violates our Terms of Use or applicable law.
A publication fee pays for the opportunity to publish the property for the selected period and does not guarantee a particular result.
5. Paused or removed listings
Pausing a listing normally does not stop or extend its paid publication period.
We may pause or remove listings where necessary because of availability, inaccurate information, suspected fraud, privacy or safety concerns, legal requirements, or violations of our Terms.
If a significant Rare Spaces technical problem prevents your listing from being publicly available for an extended period, we may restore the affected publication time or provide another appropriate remedy.
6. How to request a refund
To request a refund, submit a payment complaint through our grievance page and provide:
- your order or invoice reference;
- your listing reference;
- the payment date and amount;
- your payment reference, if available; and
- a brief description of what went wrong.
We may ask for additional information where reasonably necessary to investigate the payment.
Please do not send passwords, OTPs, PINs, complete card numbers, or unnecessary identity documents.

7. Receiving your refund
If we approve a refund, we will normally send it back through the original payment method.
The time it takes for the refund to appear in your account may depend on your bank, card issuer, UPI provider, or payment provider.
We will never ask you for an OTP, UPI PIN, banking password, complete card number, or a separate payment in order to receive a refund.
8. Taxes and invoices
Applicable taxes will be shown when you make your payment.
Where a payment is refunded, we may issue a credit note or make another adjustment to the original invoice as required by applicable tax and accounting rules.
9. Payment disputes
If you believe there is a problem with a payment, we encourage you to contact Rare Spaces first so that we can investigate it.
