By using Rare Spaces, you agree to these Terms and our Privacy Notice.
1. About Rare Spaces
Rare Spaces is a curated marketplace for discovering residential properties in India that are available for sale or long-term rent.
We allow owners, agents, and developers ("Publishers") to submit properties for review and publication. Users can browse properties and contact Publishers through the options available on a listing.
Rare Spaces currently does not support short-term stays, homestays, commercial property, land, or co-living.
2. What "Curated by Rare Spaces" means
We review properties before they are published to determine whether they meet our listing and editorial standards.
A Curated by Rare Spaces badge means that the listing passed this review.
It does not mean that Rare Spaces has independently verified:
- ownership or title;
- the Publisher's legal authority to sell or rent the property;
- structural condition or construction quality;
- property valuation;
- legal or regulatory compliance; or
- the accuracy of every statement made by the Publisher.
Rare Spaces does not provide legal, financial, property inspection, valuation, or brokerage advice.
You should independently verify a property and its Publisher before entering into a transaction or making any payment.
3. Rare Spaces is a marketplace
Rare Spaces helps users discover and connect regarding properties. We are not a party to transactions between users and Publishers.
Any sale, lease, deposit, token payment, brokerage arrangement, loan, registration, or other agreement is between the relevant parties.
Rare Spaces does not guarantee that:
- a property will remain available;
- a Publisher will respond;
- information supplied by a Publisher will remain accurate;
- a property will meet your requirements; or
- a transaction will be completed.
Users are responsible for conducting appropriate legal, financial, physical, and other due diligence before entering into a transaction.
4. Accounts
Some features require an account and verification of your email address or mobile number.
You must provide accurate information and keep your account secure. You must not impersonate another person, create deceptive accounts, misuse another person's information, or attempt to bypass our security measures.
We may restrict or suspend accounts where reasonably necessary to prevent fraud, abuse, security risks, or violations of these Terms.
5. Publishing a property
Owners, authorised agents, and developers may submit properties for review.
By submitting a property, you confirm that:
- you own the property or have authority to advertise it;
- the information you provide is accurate and not misleading;
- the stated price or rent and compulsory charges are accurate;
- the property is genuinely available;
- required registrations, including applicable RERA details, are accurate;
- photographs and other content belong to you or you have permission to use them;
- renderings or representative images are clearly identified as such; and
- your listing complies with applicable law.
You must promptly update or remove a property if its availability, price, ownership, or another material fact changes.
You must not publish fictitious, duplicate, misleading, discriminatory, unlawful, or fraudulent listings.
6. Reviewing and removing listings
Rare Spaces decides which properties meet its publication standards.
We may approve, reject, request changes to, pause, or remove a property where reasonably necessary to maintain the quality and safety of the marketplace or comply with law.
This may include situations involving:
- inaccurate or outdated information;
- suspected fraud;
- misleading content;
- privacy or safety concerns;
- unavailable properties;
- unlawful content; or
- violations of these Terms.
Our decision to publish a property does not amount to verification of its ownership, legal status, condition, value, or suitability.
7. Paid publication
Some property listings require a publication fee.
The applicable price, taxes, and publication period will be shown before payment.
A publication fee pays only for the agreed publication period. It does not guarantee:
- ranking or preferential placement;
- enquiries or leads;
- a buyer or tenant;
- transaction assistance; or
- a completed sale or lease.
Publication does not renew automatically unless we clearly tell you otherwise and obtain any consent required by law.
Refunds and payment disputes are governed by our Refund Policy and applicable law.
8. Contacting Publishers
Rare Spaces may allow users to reveal a Publisher's contact information or ask Rare Spaces to share their contact information with a Publisher.
Where your contact information is shared, we will do so only with your consent and in accordance with our Privacy Notice.
Contact through Rare Spaces does not mean that we endorse or guarantee either party.
Before paying money or sharing sensitive documents, independently verify the identity and authority of the person you are dealing with.
Never share passwords, OTPs, payment credentials, or unnecessary identity documents through Rare Spaces.
9. Acceptable use
You must not use Rare Spaces to:
- publish false, misleading, unavailable, or unlawful properties;
- misrepresent prices, charges, locations, amenities, or other material information;
- impersonate another person or misrepresent your authority;
- harass, discriminate against, threaten, or defraud another user;
- send spam, phishing messages, malware, or deceptive payment instructions;
- scrape or harvest user information for unsolicited marketing;
- infringe another person's privacy or intellectual-property rights;
- interfere with the security or operation of Rare Spaces; or
- evade verification, moderation, suspension, or other restrictions.
We may remove content or restrict access where these rules are violated.
10. Your content
You retain ownership of content that you submit to Rare Spaces.
You give Rare Spaces permission to use that content as reasonably necessary to review, publish, display, format, distribute, and promote your listing and operate the marketplace.
You confirm that you have the necessary rights and permissions to provide that content.
We may retain limited copies where reasonably necessary for legal, security, fraud-prevention, dispute, or record-keeping purposes, subject to applicable law and our Privacy Notice.
11. Search and ranking
Paying for a listing does not buy preferential organic ranking unless a feature is expressly identified as paid or sponsored.
Search and discovery may consider factors such as relevance, location, freshness, availability, listing completeness, quality, and user-selected preferences.
If Rare Spaces introduces sponsored or paid placements, they will be clearly identified.
12. Privacy
Our collection and use of personal information is governed by our Privacy Notice.
We take particular care with private property addresses and contact information and do not make them public except as described in the service and Privacy Notice.
13. Third-party services
Rare Spaces may use third-party services for payments, maps, communications, verification, hosting, and other functionality.
Those services may have their own terms and privacy practices.
Links to external websites or official records are provided for convenience. You should independently verify important information using appropriate official sources.
14. Availability and responsibility
We work to keep Rare Spaces accurate, secure, and available, but we cannot guarantee uninterrupted access or that every listing will always be accurate or current.
Publishers are responsible for the information and content they provide.
Users are responsible for independently evaluating properties, Publishers, documents, payments, and transactions.
Nothing in these Terms limits any right or remedy that cannot legally be limited under Indian law.
15. Suspension and account deletion
You may stop using Rare Spaces at any time and may request deletion of your account as described in our Privacy Notice.
We may suspend or terminate access where reasonably necessary for security, fraud prevention, legal compliance, non-payment, abuse, or repeated violations of these Terms.
Certain records may be retained after account deletion where required or permitted by law, as explained in our Privacy Notice.
16. Changes to these Terms
We may update these Terms from time to time.
If we make a material change, we will provide appropriate notice and, where required, ask you to accept the updated Terms.
The effective date at the top identifies the current version.

Nothing in these Terms prevents you from approaching a consumer commission, Real Estate Regulatory Authority, Data Protection Board, court, or another authority where you have a right to do so.
18. Governing law
These Terms are governed by the laws of India.
Nothing in these Terms excludes or restricts rights that you have under applicable consumer, real-estate, data-protection, or other laws.
